Showings
Run efficient, informative showings that move buyers from curious to confident.
- Use ShowingTime (or equivalent) for every appointment
- Group showings geographically to minimize windshield time
- Verify lockbox access and listing instructions before arrival
- Confirm pre-approval and signed representation before showings
- Arrive 5 minutes early to turn on lights and open blinds
- Remove shoes when requested and require buyers to do the same
- Leave the home exactly as you found it (lights, locks, thermostat)
- Ask qualifying questions after each home (what they liked/disliked)
- Score each home with the buyers on a 1–10 scale
- Submit showing feedback to the listing agent within 24 hours
- Share showing details with someone who knows your location
- Meet first-time clients at a public place (office) before showings
- Carry a charged phone, water, and a personal safety alarm
