Writing Offers
Structure competitive, clean offers — and know what changes when you're writing on new construction vs. resale.
- Confirm buyer is pre-approved and funds-to-close are verified
- Review comps and days-on-market before setting offer price
- Discuss earnest money and due diligence amounts with the buyer
- Clarify buyer's timeline for closing and possession
- For resale: use the correct SC REALTORS® form (110 vs. 310)
- For new construction: obtain and review the builder's contract in full
- Verify buyer-brokerage compensation is addressed in the contract
- Attach pre-approval or proof of funds to every offer
- Confirm inclusions/exclusions in writing (appliances, fixtures, etc.)
- Set realistic contingency periods (inspection, appraisal, financing)
- Explain every clause to the buyer before signing
- Deliver the offer promptly and confirm receipt with the listing agent
