Closing Best Practices
Deliver a smooth closing day — paperwork, walk-through, funds, and keys without drama.
- Schedule the final walk-through 24 hours before closing
- Verify all agreed-upon repairs are complete with receipts
- Confirm all included personal property is still on site
- Test appliances, HVAC, water heater, and major systems
- Confirm all utilities are on during the walk-through
- Review the Closing Disclosure with your client line by line
- Compare the CD against the Loan Estimate for major variances
- Confirm wiring instructions verbally — never trust email alone
- Warn your buyer about wire fraud in writing AND verbally
- Confirm cashier's check or wire amount with the closing attorney
- Bring a government-issued photo ID for every signer
- Bring a closing gift and a printed thank-you card
- Take a photo with your client at closing for social media
- Submit the closed transaction file to your broker within 48 hours
