Setting Expectations

Before inspection, brief your client: 'Every home will have findings — don't panic. We'll prioritize health, safety, and major systems.'

What to Request

  • Health and safety items (electrical, gas, structural).
  • Major systems near end of life (roof, HVAC, water heater).
  • Active leaks or moisture issues.
  • Items that affect insurability.

What to Skip

Cosmetic items, minor wear and tear, and items disclosed up front. Asking for everything kills deals.
