What to Request
- Health and safety items (electrical, gas, structural).
- Major systems near end of life (roof, HVAC, water heater).
- Active leaks or moisture issues.
- Items that affect insurability.
What to Skip
Cosmetic items, minor wear and tear, and items disclosed up front. Asking for everything kills deals.
